Seek steps early on to avoid losing your home

Help is just a phone call or mouse click away for those looking to avoid home foreclosure.
Wilson Consulting Associates is offering free counseling and consultation to residents who fear they may
lose their homes.
The group is providing the services through its partnership with Family Services Inc., which last year
received federal grant money to assist homeowners.
Jeff Wilson is the senior project manager for Wilson Consulting Associates, which serves residents in
Lancaster, York, Chester and Mecklenburg counties on behalf on Family Services.
In South Carolina, Family Services has 1,500 files on hand, Wilson said.
“We must do all we can to ensure home ownership is not built on quicksand,” Wilson said. “The earlier
financially distressed home owners reach out for assistance, the more options they have to address their
mortgage issues and potentially avoid foreclosure.”
In Lancaster County, there were 16 foreclosure filings in November and 11 in December, Wilson said.
There are more than 230 foreclosed properties in the county, he said.
To get the word out, Wilson is hosting free mortgage default and foreclosure counseling sessions every first
and third Tuesday of each month.
The sessions are from 6 to 8 p.m. at the Lancaster County Library.
“I don’t think the turnout has been as good as it should be,” Wilson said about the number of inquiries
regarding Family Services. “Enough people don’t know about it.”

Carolina First and South Carolina Community Bank Receive BEA Awards
Columbia, South Carolina – Two Wilson Consulting Associates clients, Carolina First and South Carolina
Community Bank, received Bank Enterprise Awards (BEA) by the U.S. Treasury. The BEA Program was
created in 1994 to support FDIC-insured financial institutions around the country that are dedicated to
financing and supporting community and economic development activities. The BEA Program complements
the community development activities of insured depository institutions (i.e., banks and thrifts) by providing
financial incentives to expand investments in CDFIs and to increase lending, investment, and service
activities within economically distressed communities. Providing monetary awards for increasing community
development activities leverages the Funds dollars and puts more capital to work in distressed communities
throughout the nation.
The BEA Program provides formula-based grants to Applicants for increasing qualified activities from a
Baseline Period to an Assessment Period. Awards are based on activities within three categories: CDFI
Related Activities, Distressed Community Financing Activities, and Service Activities.
As of July 31, 2008, Wilson Consulting Associates has secured and facilitated over $216 million in
grant funding and New Markets Tax Credits!

Wilson Consulting Associates Executive Earns National Housing Development Finance
Professional Certification
New York, New York – On January 18, 2008, Tammy Stevens Wilson, Principal of Wilson Consulting
Associates, received national certification as a Housing Development Finance Professional (HDFP) from the
National Development Council (NDC). Certification is a designation given to individuals who successfully
complete an intensive housing development finance training series that is conducted by NDC. The courses
provide individuals working the field of housing development with training in single-family home ownership
finance and multi-family housing development finance including problem solving, deal structuring, and the
creation and implementation of development programs.
The New York-based National Development Council was established in 1972 and is a private non-profit
corporation which specializes in economic/housing development training and technical assistance for
economic/housing development. NDC has provided training to approximately 20,000 development
professionals working in the field of economic and housing development.
Formerly the National Project Manager for Bank of America’s Community Development Division, Wilson and
her consulting firm have facilitated over $215 million in tax credits, grants and investment capital for a vast
array of clients and community economic development projects. Wilson holds a Bachelor of Arts degree
from Wofford College with double majors in Business Economics and Spanish. She received her M.B.A.
degree from Winthrop University. Wilson recently launched Southern Dreams Development Company, a
real estate development firm specializing in residential rehabilitation, housing and commercial/retail
development.
Wilson resides in Rock Hill, South Carolina with her husband Jeffrey and two daughters.
